Although this would break the MAO formula of 70% - repairs could I still wholesale it and do an assignment of contract and make a few measly grand since it has about 70k in equity?

If there is a good deal with a little work to be done, its no problem coming up with a few grand.

Those few miles makes a huge difference, except when I have to go to my investment properties in Coolidge and Casa Grande.

Maybe it would make more sense to find a mentor and use that 50 grand and get whatever needed to cover the difference and just BRRRR it?

I still see it as a decent deal since insurance won't be more then 1100.. cash flow would be great since if everything works accordingly I will only have a few grand out of pocket after refi is successfully complete
