There have been multiple times when I didn't offer on a property because I thought my offer would be too low, only to meet the person who eventually bought it for less than I was going to offer.Over the years, when struggling to afford a decent investment, I've come back to condos time and again because they can be high quality homes in nice neighborhoods, and at an affordable price. 

My partner and I have been finding success in Raytown and Olathe if you're looking for >B neighborhoods.

The typical option period is 10 days, which is short enough.If there are similar comps in the neighborhood that are in better condition, bigger, etc., you can certainly use that as a bargaining chip to get a lower price. 

The fire damage one is a 20 unit in Detroit selling for 25k in a C class neighborhood.
