Unfortunately I need to wait until the new year for my loan pre-approval so I can get an FHA loan on my first multi-unit property.

I would second recommendation finding a realtor who specializes in multi family type properties.

Hello, I am actively looking for a Large Multi Family Apartment complex either in Tennessee or North or South Carolina.I am open to other areas as well, but these are my preferred areas, the property I want must have the following capability,Room for instant/forced equityRoom for growth of opportunity, i.e. under rented, neglected or room for further expansionPreferably B or C+ propertiesI am not affraid of work, and in fact are one of those crazy people who likes a challenge, so I hope the BP community keeps me in mind, I look forward to your thoughts and suggestions.

(Unless you planned on managing yourself) Is this one giant frat house or a multi-plex unit?

The whole donor/politician system play a HUGE roll here. 

I do have a question, I was looking at some lenders that work in the WA area and I found one, but he wants me to sign up for a system with him that would "teach" me the trade and then he would help me find financing.
