I know that I could save some money by continuing to manage the property on my own, however, I have concerns about being out of state and not having eyes on the state of the home (leaks, damages, etc.) and of course, parties.

I’m a local contractor new to investing, I created a partnership with my wife’s father and we are about to close on our first multi family with a conventional owner occupied loan in my father in laws name.

Right now I am leaning toward not replacing it since it is not broken & I have two non-bias parties saying it is fine.   

They would rather read books or watch USLESS videos I wish you success in your venture  

I have had some great success in the single family & small multi-family space over the past several years.

As headaches (hassle factor not mentioned) or extremely high equity homes become vacant, I've been exchanging into multi and commercial assets.  

We have a troubleshooting video and a plumber/handyman who lets us know if we should charge back to the tenant.

If desired by both parties, the options can give the new investor the right to receive cashflow and the ability to be bought out at the current market price (thus capturing appreciation) when you decide to exit.
