Total house is about 1200 sf.Most of the similar models have a similar room that's much smaller and have not made it into a bedroom.Do you have any examples where the additional bedroom didn't add any value to the sale price?

New Orleans is a tough market to find deals in in the more/most desirable neighborhoods due to limited availability since after Katrina, most of them were scooped up in the last few years.My advice to you would be to offer the highest you feel comfortable with offering for your investment model and sit back.
