On the other, the local attorney, while more expensive upfront, could offer more tailored advice and peace of mind, knowing that a professional is handling everything.Please share your experiences, suggestions, and any questions you think I should be asking either ZenBusiness or a local attorney before making my decision.

Tenant rights versus landlord rights is always something a diligent investor has in mind when in investing.I love California, and I know lots here do too, but I just won't invest there when I can't take full control of my property.

the only problem is that the banks don't want to loan on it because it is pre 1976  I don't mind buying it cash or with some hard money.

Keep in mind the owner still has to pay for lawn maintenance, utilities, cable etc...
