I worked in several different industries (army, corporate,...) i ended up working as chief engineer in the luxury super yacht business.

I personally know people who bought brand new, multi-million dollar, beautiful luxury homes, only to have serious foundation settling over the first 5-10 years of ownership (and the repair bill was in the hundreds of thousands!).

We’ll I’ve found that nearly every property manager in the area has the luxury of picking the higher end properties to manage, so they keep passing on my potential property.

In Honolulu, the Illikai Hotel and Luxury Suites are legally permitted to be STR's. 3.In Ko'olina, near the disney aulani resort, the Ko'olina beach villas, Marriot's Ko'olina Beach Club, and Makaha Shores are legally permitted to be STR's.

@Tim Bee the net is almost meaningless without knowing what "per door" means.A "door" could be a mobile home, or a 10k sq ft luxury mansion.Indeed, they often mention on BP podcasts that some investors will brag about their door count without disclosing what they mean by a "door"...10 doors might be an impressive portfolio if it's all A grade luxury homes, or it might be pretty unimpressive it's a crumbling D grade apartment complex....$300/mo cashflow could be a home run for the mobile home, but could be a complete disaster for a mansion.
