What geographic markets are you focused on?

One question I have is on the location of my LLC. 

@Robin EdwardsYes and no...Obviously, debit cards are vulnerable at any location where you are typing in your pin number...Credit cards are still vulnerable if you using it somewhere like at a gas station and you are asked to type in your zip code.Also, many people have pin codes setup on the credit cards to withdraw cash.

Indoors, this can be deadly.You can always use round vent "pipe" to take the dryer vent from the dryer's location through the crawl space to the nearest outside wall.

That being said, depending on location/seasonality I like to assume that a hot tub can increase year end gross revenue by ~5-15%.

The property is located in NE TN.

Joseph I am a lender and investor located in NY , thanks for your post .Question , are there any capital call obligations associated with your syndications for capital improvements , cover unexpected expenses , etc ?

Looking to buy and hold/rent  I would pick a place you want to live, and then get into real estate in that location.
