We however encounter several Canadians who are actively investing in the US remotely and that utilize various financing programs designed specifically for foreign investors.

I have filed my US taxes yearly since then and declared my foreign and only income each time to the IRS.

The rules vary somewhat, but overall it's a very easy process.Ireland, UK, Canada, AUS, etc hasn't varied much at all.We have our attorney create a local Ohio LLC for them to buy property into and he handles the legal work from there on filing the foreign EIN/ITIN, etc.  

When there is a currency exchange, even a small one, it makes it transnational.

I'm not even going to comment on this as I don't see how anyone can view this as an acceptable way to provide UBI -- by letting foreign countries become even bigger loan sharks to us.The idea that automation is going to kill millions of jobs and we won't be able to replace them I am 100% skeptical on.The fact is this is the cornerstone argument upon which UBI is built and I think it's a short-sighted and fallacious argument.People have been worried about technology displacing workers for HUNDREDS of years. 

The US had to issue "Carter Bonds" (bonds issued in swiss francs) because no one wanted bond's denominated in the pariah currency of the time...the US dollar.  

Perhaps this can provide some inspiration/feedback for any wannabe foreign investors, it can be done.

Direct real estate as a passive investment is essentially a tax play and a foreigner won't be eligible to benefit from the incentives and estate planning options available to the US residents that make it worth it.
