@Erin Elam I think you can write it into the contract the amount of time you want to exclusively be able to sell the property (2-4 weeks).

Depending on the circumstances the title insurance policy could still be issued with an exclusion for that one issue if it really has no bearing on the value or use of your property.

Most likely, that contract is an "exclusive right to sell".If it is, then even if you were to strike a deal with the seller, he will still owe a commission.

Here are a few points on why I think that's necessary:- This will allow for the Lease listing to be put on commercial sites such as CoStar, Xceligent and Loopnet (you can use Loopnet so not exclusively a commercial tool).
