I don't know what the situation is here, but usually when I see an ad like this, the seller isn't in dire straights, they just don't feel like dealing with it ... it's usually thinly veiled anchoring, which is a marketing technique to get you all riled up about the property, and not paying attention.

There is always mold in any place you are unless it has been specifically removed - like a hospital or a mold remediation company using proper techniques.

Normally, they would say "what do you mean by that", which is a perfect opener for the various techniques I use (Subject, To, Wrap, Lease Option, etc) and that it didn't require fixing up the house or house "showings".

Many times this could also mean that you are working in remote markets and never meeting personally with any buyers or sellers.The marketing can be both offline and online.I have not seen Duncan Wierman's course so I cannot comment on its content but I will make a comment about courses in general.Most of them will tend to bury you in so many techniques so that you can feel good knowing that you are getting a lot of "bulk".

This is not a spot for these folks, I did not buy their course, but the concepts they presented and techniques they claimed to use would drag the deadbeats into court on an annual basis and would really be a thorn in the deadbeat's side, provided it works.
