Hey guys so i recently talked to a very well seasoned and respected investor in the washington DC maryland area about investing and he said he would recommend wholesaling and bird dogging (where its legal) as the best stratergies for newbie investors. he said he wouldn't recommend the buy and hold stratergy for newbies.

A lot of times people who don't meet the ad's requirements will try to "get their foot in the door" by scheduling an appointment, and later admitting to having a dog, or not being able to move in for over a month, etc etc etc.
