Hey guys so i recently talked to a very well seasoned and respected investor in the washington DC maryland area about investing and he said he would recommend wholesaling and bird dogging (where its legal) as the best stratergies for newbie investors. he said he wouldn't recommend the buy and hold stratergy for newbies.

Hello all my name is Chris Bruner I live I Nashville, TN with my dog BO.  

I would like to focus on 'bird-dogging' and assigning contracts to other investors.

I am interested in making assignment of contract deals, bird-dogging, and wholesaling.

A lot of times people who don't meet the ad's requirements will try to "get their foot in the door" by scheduling an appointment, and later admitting to having a dog, or not being able to move in for over a month, etc etc etc.  

I looked at about a 100 over the last year doing my own 1031 and most were dogs yielding less than 6% with no real upside.
