We recommend very simple procedure for our clients in this situation and it works all the time without any problems. 

What you need is support.But, suppose your partner can't offer this support.

I have friends who do REAL mid figures (400-600k/year), and one former client that logs in and makes low 7 figures playing stocks for 15-30 minutes.

Absolutely make use of all the online tools available throughout the processEvaluate resumes and reviews/recommendations from trusted resouces, peers and past clients (like you would on LinkedIn for example)Narrow down your search to the top candidates and schedule in-person interviewsChoose your top 3-4 final candidates and check referencesThen ask at least three to provide bids for your scope of work requiredEvaluate the bids and pick your top candidate...then there is one crucial step left...Make sure to take an in person look at the physical finished work your final chosen contractor has done recently.Like almost everything else in real estate, choosing a great contractor requires time and effort.  

Turn key companies at least the one's I fund do not buy property back and do not sell for others .. they will buy back but they will want to make the same profit... so they need to add in another fresh make ready or rehab.. ( their clients expect it remember its turn key)  the  cost to borrow the money from someone like me or a HML..

I have rentals in Loma Linda and have a few clients that are buying places in Redlands and the Loma Linda area.

The lack of support from the realtor who was not very knowledgeable about -anything- was the first lesson I had entering this business.
