I was rather thinking of a series LLC setup with a Delaware trust construct so that one really has 1 LLC with multiple children.

Either end of the proposed bedroom for the door would work as you could go into the other bedroom door to get larger furniture into room.

Grandson and daughter we sooooo happy to sell.Next group of properties, divorced couple, man out of country with new young wife, ex-wife stuck managing rentals in her seventies...really happy to sell.Next group, ill, 84 year old owner with kids in medicine and law who didn't want poorly maintained rentals.Next triplex, inherited property owned by OOS children of original owner.

It's a diplomatic way to say NO, gets the point across, is easier for tenants to accept, and better for maintaining an amicable relationship.As others have mentioned, there are other options available to the tenant for containing and controlling his dog without encumbering you.Realize that a fenced in yard with a 6 foot fence will attract dog owners and families with children and those who want a great amount of privacy (for either good or bad reasons).

The most recent property that we found is in need of some work as well as requiring the purchase of furniture.

Maybe in some cases there is a nice family with one troublemaker son...or maybe the children are lovely but the breadwinner is irresponsible with his money.
