I recently found a property in a prime location and it needs “minor rehab”: Minimal drywall work, painting, carpeting, and exterior fence around the property in order for it to rent out.

I used them to clean carpets before and they also sell and install flooring of all types.

I plan on renovating to the extent of swapping carpets out with hardwood vinyl tile throughout, painting the cabinetry and installing hardware, installing a new solid countertop, and repainting the house's trim and walls. 

I'm switching out hardwood floors for carpet, which will probably make the value less, but i'm concerned with the bank wanting a new appraisal. 

Our total closing cost was $9.175.20. we estimate repairs to be around $3,000, mostly to replace carpet.

I haven't used those but for paint and carpet expect about $1.50-$2 per square foot each, more if you want to put in laminate etc.

I thought having a house that showed brand new was good and preferable to the tired average paneling and blue carpet listings.
