Help With Wholesaling Cold Calling Script and Process

Thank you for your time in advance!

I do cold calling for a living in another industry and I have leads to call for vacant homes. My only concern is moving through the process of getting the person on the phone to setting the appointment to view the property.  My gut tells me I'm missing something. I don't read the script word for word, but rather use it as a skeleton for my conversation as I've been in inside sales for a while (10 yrs exp) and know my way around a quality conversation. I"m working with a local wholesaler to co-wholesale my deals and help with viewing properties so all I need right now is the appointments. Please let me know if my script/process is missing anything or if I'm good to go. 

(Disclaimer - I don't plan to ask every single question below because I plan to build rapport to get a lot of those answer from the seller themselves... I just like having the questions there just in case if someone wants to get straight to business)

“Hello, Can I please speak with (Owner Name)” 

“This is just a real quick courtesy call ….My Name is Jim… and the reason I am calling is to find out if the vacant property you own on (property address) is for sale by chance or if you want to sell it?” 

“Great! …I'm actually with local real estate investors group and we look for vacant properties around town to invest our resource in.” 

“Now, please tell me a little bit about this home….(let them talk and take notes for comment section)” 

“Very interesting, Now I have a couple of quick questions about the property before I let you go”
