R,Jairmiya  Hi Jairmiya, Have you looked into areas in the midwest to get the kind of returns and unit counts you mentioned in your post?  

What kinds of questions should I be asking?

As a reminder, not long ago 60k per unit was kind of a normal price for an appartment building in Milwaukee (granted, much lower standards). 

Another potential issue is what kind of tenants are they even?

I plan on putting profits into marketing in the future, but I kind of wanted to see if I could do a deal without spending money first!

I know its not legal.. but I self insure myself in that regard. some say its recession proof and some say not.. my banker says not.. he says when economy gets tough they just won't spend 200 bucks a month to store their stuff they either up and leave it or move it somewhere else.. so that's two opinions.my units were quite unique one they were A class and two right across the street from 300 floating homes and all my tenants save a very few had house boats.. so I kind of had a captive audicance and once I got it converted to mainly all houses boats..

@David MinayaSeveral things to consider, as all my colleagues here so kindly pointed out. 

I had 3 door knock teams.... one man one women... women kicked but men where there for safety.My wife is a lifelong realtor.. and there are certain things you need to do to be safe.. she kind of has a sense.. she gets crank calls and kind of has learned what situations not to be in.one of the major ones is alone with male.. she opens the house and stays on the front porch.. never gets trapped in a bedroom and would never go into a basement etc.talk to your real estate agent lady friends.. there are courses.having a firearm while great.. you have to be a quick draw and most can't hit the broad side of the barn with a pistol especially in a high stress situation..

Or how should I handle this  if I do not get this weeks  rent  thank you all for being so kind
