If your contract states that you can do an inspection, then the seller needs to abide by the contract.

LOLA blanket mortgage is a commercial loan, a particular lender may state a loan to value but there is no rule as to the LTV as there is with residential loans.

What I do and in my lease I did month to month lease and the lease states the rent amount plus the water if the rent or water is not paid in full I can evict and late payment and all other fees is added because in the lease the water becomes the rent.

I am out of state so it's tough to do something like that unless I fly in or something.

You have to check the landlord tenant code in your state to see the proper way to give notice. 

FrancisFrancis,I may not have stated it in my post, but that is the similar advice I got too from a Nevada law firm.

I managed the properties myself, and was offered a job out of state that required long-term international travel. 

@Brady Parmentier, you need to tell people what state you're in because how property taxes work differ quite a bit from area to area.

Additionally, any tips for out-of-state investors would be invaluable.Thank you in advance for your help!
