Seattle instituted a law that required landlords to take the first applicant even if a felon or pedophile regardless of your concerns for the safety of you or others.

I assume this is something to be concerned with?

I'm concerned that my equity will only be my down payment and to make my numbers I will need to increase the rents in the next 12 months. 

Does anybody know a way of tracking down the trustee of a real estate trust, aside of the obvious "drop a letter in the mail to the address / PO Box where on the tax record"?

Yellow Letters in hand addressed envelopes are a great way to market to your target audience.

My only concern would be a drop in the economy and not being able to cover costs in case I had to lower rent. 

I couldn't find much from googling that, so I looked up the mailing address and reached a law firm that said they can't give any info out. 

I had an engineer look at it and although the conclusion was the building is structurally sound, the city wants me to address the engineer's suggestions including some foundation and structural reinforcements and exterior work.
