If you're in a tenant friendly local and that's not acceptable to you, sell your property and invest where you can operate like a real business. 

If you are a true cash buyer, to become a "wholesaler's best friend" you will need to be able to balance your need for more information with the wholesaler's need to fulfill his/her commitments under their agreement.

@Scott Carrillo It sounds like you just need to find an investor friendly realtor that can handle the same aspects for way less.
