I'm not 100% sure on what qualifies as updated as opposed to rennovated, but he mentioned granite and stainless.I also learned that a room must have a closet and a window to qualify as a bedroom.My front porch and my storage building were items that added value to comps without them as well. 

The oldest system is 20+ years young and the only component to have failed and be replaced was the storage tank {which is essentially an domestic hot water storage tank minutes the electrodes or burner}.Our experience has been the opposite.I agree that photovoltaic panel production is energy intensive (lots of embodied energy there) and toxic (though there are recent advancements which are starting to address this element).

As long as the new property produces income (say storage facility), it will qualify.

By mutual agreement, you should be able to arrange for the tenant's belongings to be moved out by the previous owner/landlord and into storage.

The center has been growing and they are in need of room to expand and want to use my house for the preschool, my garage for storage, convert my extra building (it's like a detached sunroom) for more storage, and move their community garden into my backyard (which is large  for in town at .37 acres).
