Community Center Next Door Wants My House

I purchased my home 2 1/2 years ago with the intent of either flipping it or potentially renting down the road.  My situation has changed (and my budget is tight with little room for repairs) and the thought of selling or renting has been on my mind.  There is a community center next door to me and during a discussion with the director, he said to me that if I ever want to sell that the center is very interested in purchasing.  In fact, he said give him a number he can take to the board and that they aren't asking for any favors.

I am so new to home investing, I'm not even sure where to start.  The center has been growing and they are in need of room to expand and want to use my house for the preschool, my garage for storage, convert my extra building (it's like a detached sunroom) for more storage, and move their community garden into my backyard (which is large  for in town at .37 acres).  Honestly, my property is about their only option to expand and stay close to their main building.

I want to make a proposal, but like I've stated, I'm not sure of where to start or who to ask.  My home is livable but in need of some repairs.  The director told me to not even worry about remodeling if I want to sell now as they would need to convert the house to work for their needs anyways.  Any help or advice is appreciated!

If you simply goto a residential agent to get an estimated value, they will do a standard comp of similar homes in the area.  This is assuming the highest and best use for your property is residential.  I would still do this, but do this SECOND.

In most cases, the more interested party throws out the 1st number.  If you want to sell your house on the market, then you are the interested party and so you list your property with a certain ask.  However, in this case, the community center may be the more interested party.  Let them know you are considering selling and have THEM give you an offer.  Then verify with a professional agent that knows your neighborhood, but do not tell the agent what the offer is.
