I am kind of thinking that if this thing gets so bad that people stop vacationing in East TN - the world has bigger problems than this...I more than likely will ignore the family, but wanted to get your guys thoughts and help me with a gut check!

@J W S I currently invest here in Columbus on the East side in South of Main. 

If I didn't have a license I would be worried that I will be in the middle of 8 huge life changing deals and then get a letter from the Department of State "Cease and Desist".

Again, I think they would have gone higher, where I was expecting to meet in the middle.

Ideally in C and B type neighborhoods and not in East Cleveland.

Maybe out east as you said with the Oakwood homes, but there's not a lot. 

A partnership generally requires the parties (at east two) to carryon a trade or business and implicates the sharing of bottom line profits and losses.Based solely on the above it sounds a little more like you are being compensated on a one time basis for services rendered rather than as a partner sharing in the profits and losses of a partnership.
