The property is a 4 bed/3 bath main house, with a studio/1 bath ADU in the backyard.

My husband and I are first time landlords...we purchased a home and was able to convert a portion of it into a studio to offset our high cost of living on Oahu.

I think you should be seeing minimum $900 on studios in uptown (this is what my studios in NE rent for) and $1000 for 1 bedrooms (also based off NE rents).  

Go to amazon and read the reviews of books and spend a few hundred dollars there.

I spent about a year and a half renting a studio apartment, finishing my degree, eating ramen, raising my son, job hunting and craving to build my portfolio again. 

You can start by looking up books by BP on Amazon, that's how I started :)

The owner just converted the ADU from a single unit to two units: a 1/1 and a studio (this was not permitted as they share utilities). 

hello all,i live at home with family and i have a WFH role. i have an 805 credit score, no debt, and 100k capital to buy.the options i see that could work for me are as follow1. buy a 2 unit in Paterson or central jersey where i can add value by fixing up the basement as a studio and combining it with the 1st-floor rent making it legal along with an extra exit.
