You might try to tell the tenant anything you want to scare them to action, but be ready to be put in your place by the judge, and they don't like landlord bullies around these parts.So you can only expect remedy when you evict and a judgement for only "past" and "present" damages... and of course your Writ of Possession.

Keep in mind at least to the extent with civilians are selling their owner occ home .. many have thousands to hundreds of thousands of dollars worth of possessions.. you let the public just walk through your going to have big problems..

I don't know the competition there but its real in many markets.. and tenants at those dollar amounts think of nothing to move they don't have a lot of possessions generally and can move in a matter of hours..

Then, you match that up to a signed Lease  and put them in a list and call her to send that list with the copies of the Leases and show that the bills are not yours and you have proof that you were not living there or in possession.

Presumably, the property would be offered for a tax sale between August 31st and December 31st of this year (which also has a 12 month right of redemption for the current owner, so even if I did win the property I could not take possession for a year).
