Hello, So my wife and I are looking at moving to a new home in the spring (figuring prices would go down and we also are going to do some work to our home over the winter.)

What is your thermostat setting in the summer and winter?  

. $300/year is plenty so long as a unit doesn’t sit vacant in the winter for too long.

I’m new to bigger pockets but I came across this site while researching about flipping houses in the Holiday City area.

Especially important in the winter.

Same thing with a water heater or a furnace in the winter.) if it’s your own house you put up with it or you stay with friends.

I'm not sure how to estimate the average expenditures just yet, but I will have all that figured out after learning how to acquire the rental history of the property(ies) for the past year and base those on trends (obviously more gas usage in the winter and electricity usage in the summer), and apply those averages to future investments.

Summer time is usually booked out, winter rentals are more sporadic.  

Maybe hold off and wait for the winter, after we've owned for two years and better chances of finding a deal in a competitive market?
