So if the purchase price is 950K, then that works out to roughly 17K per unit; and if the purchase price is 850K, then that works out to just over 15K per unit.Per unit prices like that usually indicate that the location might not be so hot and the typical rent will be low.

Location is critical as well.Condo units usually has a HOA so I would screen that condo HOA like they were a tenant.

Asking them to help find a replacement tenant in their network is probably a loss because they are wanting out on negative circumstances, but maybe they could assist with some marketing fees and a cleaning fee.
