Second issue is I have only found one property with it's assessed value posted on the county's auditor website, all of the other properties I have looked at I can not find assessed value anywhere. 

Sounds like someone has been spending way too much time on conspiracy theory websites.

I would check local city PD's website for map or info on crime in the area.

The property management on site allows booking through their website directly, we have transferred the VRBO to us from the previous owners, and I am using my personal facebook account, and craigslist to get the word out. 

Check that city's Zoning Regulations on their website.

@Austin Reppart this is great practicing advice, any suggestions on which software or website to use for calculating the appraisals and running the numbers?
