It may help with the sting of something they are charged for and think is petty.If you get the place back timely, it is relatively clean, and not too banged up, thank your lucky stars and quickly move on.

Just invoke the "happy clause," and thank the stars above if/when they leave.It's actually pretty hilarious that they are trying to say the carpet must be changed out - in a separate room from where the guy died LOL.I could tell you some entertaining stories about tenants we invoked the happy clause with - and were so happy to see leave :-)

I think your point is wise, Wesley.  

I want them to respect my space and I'll do the same for them, and that's it.I expect the onsite manager here to deal with those issues, and I thank my lucky stars that is no longer me LOL.

Every increase would stand to jack up that rent to income ratio still further - 43% and rising.So neither applicants are star tenants in my view.

I am starring at a few jars of 8 cups right now. 

Just cut my losses and thank the lucky stars above they didn't move in :-)

@Wesley Kuo you should not trust your gut feeling, because you don't have enough experience to have a valid gut feeling about screening tenants.
