Couple of random pointers:1) Don't get into "paralysis by analysis" as you start reading.

You are referring to an R10 unauthorized return, however we aren't talking about debiting them randomly as we would obtain a recurring payment authorization from the tenant.  

Property management debt collection works though not cold callingI always though cold calling was calling random people to place a home for sale a good or service.

Hey local BP members,Random question, but I am a part time real estate investor (last 4 years) who works for the government that is jumping ship and becoming a full time REI in the winter/spring.

He likes to pay twice a month, with random months being paid in full.

Someone in Indy randomly offered to drive by my place and take photos for me and maybe someone will offer the same service to you.

I'm not just randomly searching the MLS or casting around for a random property here or there.

But then you end up with deferred maintenance issues and your PM then get even more chaos from the property with random things breaking, etc.
