But really, in my mind, say you stay there and do some repairs and paint and furniture in the beginning, then maybe some time in between, you might meet those required days.

If you do allow it, be sure that you get written agreement that you won't be responsible for maintaining the appliances, or replacing them if them if they become un-repairable.

Lastly you want to make sure there are no immediate major repairs coming due soon (roof, hvac, siding, etc) If so make sure you budget that in for the near future.Good luck!!

I am just trying to get an idea of what the possible outcomes may be taking into account the cost of the repairs may be more than the market value of the property...do they just send us a check for the repairs, do they send us a check for the market value, do they send us a check for the replacement cost etc etc?
