So you don't think the method of financing matters? 

The quality of those letters doesn't compare to the ones you print yourself.

One who is licensed , insured , does quality work and delivers on time .  

This may take a while, but you won't have to look very far to find a deal or struggle selling your projects once you have a quality following.In terms of finding people who are looking to get rid of their house, if you have their name you could always DM them on Facebook, its normally what I do. 

The quality of advice you get from a Realtor is generally a direct correlation to your quality as a potential buyer.
