@Eddie WrightWhen trying to arrive at an offer price for multi family units adjust your offer price to a point that the monthly cash flow meets your requirements and your Cash on Cash Return on Investment, should produce returns that are equal too or better than if it were invested in the stock market.

I think that since I will be constructing the houses, it will be less time and cost to put the solar panels up on the houses or ground mount them in community spaces and give buyers the option of buying their solar array outright or paying for the solar energy produced at a reduced cost.

.- know which area and what type of Real Estate market you would like to specialize in : "Commercial, Residential, Income Producing, Gated Communities, 55+ Communities"  etc. - get back asap to the inquiries you receive, even if it is a brief prepared message, "Thank you for your inquiry, It will be my pleasure to find the information you are looking for, and will provide you with same as soon as possible"  , then do it... under-promise and over-deliver- be part of the Board of REALTORS in your district, get to know the computer program used and practice- take part of as many classes; webinars etc as possibleThe list goes on. 

Some of out largest coal producers had filed bankruptcy, and even in small Wyoming towns like Gillette we had layoffs of over 500 people by just one company in just one round of layoffs.These were very high paying jobs and nearly every worker owned his own home. 

I joined a few local REIAs and investor groups, they have been incredibly knowledgeable and helpful.  

Otherwise there are other investments that will produce a higher yield.
