Newbie along the Lake Huron shoreline

My interest in real estate is a bit different than most here. I'm a bookkeeper. I'm looking to learn as much as I can about the property management side of things before I consider taking the dive into owning any RE (besides my own home). After all, the greatest deal in the world is useless if it doesn't produce positive cash flow.

I've ordered a bunch of books from Amazon, began networking via BNI, and am looking to gain as much knowledge as I can.

The way I see it the devil is always in the details. And being a detail-oriented kinda guy, I naturally gravitate towards failure avoidance by knowing as much as possible about the numbers.

I looked at a few of the online property management course, but from an outsiders POV, they all kinda look the same. How does one really know the best deal based upon a short description?

Any feedback the community can offer to help me enter the field in this manner would be deeply appreciated.
