We always request prospective residents provide copies of the bank statements where their paychecks are deposited.

First time posting and getting into the investment scene, I currently have a single family home that was my previous primary, and looking into purchasing my 1st true investment property, trying to find some advice on the financial aspect of the purchase, here's my scenario;Currently going through pre-approval with the builder and I do have liquid assets enough to cover the downpayment for the property (40k) but I do have a car note (41k, 800 monthly, extra 500 to principal monthly) and a Patio upgrade (25k no interest till March 2025).

A very personal question so no need to answer this but is this something you can financially take on on your own or be able to secure bank financing for?

In the current market we are doing majority with no prepayment penalties since there may be an opportunity to refinance if/when rates comes down.

But.... how should we handle our next few days of bookings (assuming that the exterminator does say we need treatment for bed bugs [if they say we are free and clear than obviously no action needed]).

No I’m not sure what took you down that road but just as stated they would stay at a property you own that’s for rent maybe that explains it better  

Once we get to the size of the house it's a no go.  

No one is going to turn down making back what they spent on the property to turn it over to someone not related basically for free.
