Most people prefer a detached property with some land on it because they're easier to resell than a duplex one.

They will not use the income if you don't have those lined up by closing.Tons of people do this, and I also did the same thing earlier this year. 

Tidbits of what we know:It sounds like 3 program participants would stay here (potentially alone without supervision, and plus we don't know the participants yet).The participants have a highly structured day where they would leave early in the mornings (the business states that they're focused on keeping these participants very active and doing things).The business also said that the house is kept very clean, as the state can do a surprise inspection at any time.Perhaps my first question is to Jorge from the OP - did you end up renting to the company?

Please come back and post a follow up, even fi you wind up losing money on the transaction, because it is a good opportunity for new people to learn how difficult flipping a house and turning a profit can be.

Something else people don't know is that technically, for second home loans, you are supposed to occupy the property for more than 180 days.

I caved this morning and used my cell #, and received the call just fine. 

However, and I'm sure you realize this, the reasons people get into other facets of real estate such as flipping and notes are for the other benefits those provide over rentals. 

The sewer company tells me that it's covered however, they need to file for a permit to dig through the NYC DEP (manages the water and sewer lines) on Monday morning, citing that it may take several days.
