Cap ex is coming up and I'm tired of dealing with HOA, I'd like to sell and buy something else, a mobile home park, multi family, etc. 

But also know how many different options you have to capitalize on your potential in rents using different platforms is also huge! 

@Kushal Dalal If you have been using LLCs thus far and are familiar with the process, I would continue to use them and use one per property regardless of state, unless the property values were very low then maybe I would consider trying to put several into one LLC to simplify things on the administrative side.Another thing to consider is that with STRs, you typically have some host liability coverage through the booking platform and be sure to get a specific STR policy through your insurer as that will cover more on the liability front than a standard insurance policy would.  

How about the other platforms? 

I will use BP deal analyzer, also will be doing tons of research on my own, via Zillow and other platforms, research what has sold in the area, what are the rents in the area, is the area in a location that is up and coming etc!   

I am in awe of how much this platform helps me.

Even if Russia doesn't stop exports, without international expertise allow to work and supply Russia oil and gas industry, their production can suffer over next few years.Real Estate---seems like warehouses are still strong and will continue to be in the near future....when you look at home prices and interest rates, I would think there should be increasing demand over the next five years for mobile home parks and housing.   

Hello, I am wondering if the capital gains tax exemption of up to $250,000 for filing single, $500,000 married still applies to a residence that has a primary residence but also several rental mobile homes.
