Fortunately a couple of very good mentors 'adopted' me as I aggressively bought 'investment' properties & rehabbed them.You will encounter some difficulty securing conventional forms of financing (in the USA) & you can review a lot of posts on this forum regarding that challenge.

Through my hustIing and scrambling I've actually met some pretty  helpful guides and mentors.

A reasonable arrangement with a mentor, sure, but I run at "coach".

Or does anyone know somebody who knows all the tricks to the trade that wouldn’t mind talking to/mentoring me?

U can learn all I need about real estate investing through mentors, books, BP site, and just getting out there and doing it.

Being that I'm new, I was wondering if anyone has connected with Mike Hepburn for REI Mentoring.

Under that process junior lien holders have a very short window (something like 7 days or less) to pay off all creditors ahead of them (e.g. 2nd mortgage pays off the 1st).
