Appraisal work definitely comes with the benefit of being very educated on real estate, financial statements, etc. but often in my experience leads to knowing too much, being too conservative, and holding yourself back.

I think there are definitely agents out there that work with investors because they understand that though there is extra work, aka more offers and more showings, the investor will most likely lead to more commissions than a regular buyer who only buys once every 5-10 years.

I read in some books and posts that you need to secure a loan before making an offer so that you'd be ready to pay if your offer is accepted.However, Brandon Turner in his webinars and videos encourages us to make as many offer as possible after working out the right numbers using the BP calculators.

There are very cheap ways to do both though so if you do really want to get a website, don't pay someone to set it up for you, just youtube videos on how to get one set up fairly cheaply.
