There's usually a list of requirements and a fee.Keep inmind, that given the current interest rate environment, it's in the lender's best interest to not cooperate with this assumption as they'd rather have a new Note at a higher rate.

@Daquille Ferguson I would 100% not do a cash out refi in this current rate environment, especially with your current rate being sub-4.
