If you are an investor or wholesaler.....when you have just completed a direct mail marketing campaign where you mailed each property owner six times within six months, what's the easiest way (other than a different property search criteria or different filters) to make sure that you don't have any of the same properties/property owners on your next mailing list?

Check your local laws @Greg Hoffmann, because while what @Joe Splitrock is saying is definitely the easiest (and most convenient) solution to this, it's illegal in some states, including my home state of Connecticut, the last I checked. 

If the rent should be $1,000 but you are only charging $800, that means you are gifting this tenant $200 a month or $2,400 a year.

Each year my wife and I give our tenants target gift cards and flowers.

With tax season approaching and wanting to acquire more properties soon I have been thinking about the best and easiest way to stay organized.
