very very very common approach.. but agents are not going to get a seller to lower price just because they are double ending.. what usually happens is if there are multiple offers agents being human.. will slant their double ended deal .it does not equate to you getting the agent to sell the property for 25% less than what it could sell for on the open market.. agent would get in big trouble.

I think the repairs needed (before having an inspection) are complete gut and remodel of bedroom, partial remodel of kitchen, fireplace inspection and repair and 2 years out on a new roof.

PROS: house is super affordable, some houses on the street are being renovated, move-in ready, I could force appreciation if i wanted to (i.e. easily add a 2nd bathroom, minor updates) and neighbor is up and coming.CONS: 1 bathroom that is jack/jill style (guests would have to walk though bedroom to get to bath), water heater is 15yrs old., sort of funny layout/small kitchen some houses on street are a little unkept.View report*This link comes directly from our calculators, based on information input by the member who posted.

My Property Manager tells me that 3 bedroom units are actually more difficult to rent out (in this area) and the tenant quality will be worse.
