It seems that most of the multiplexes I see have combined heat, and separate electric.

Option 1: Do I take all of my excess cash flow (which I don't need) and pay down the debt as fast as possible - with the intention of refinancing, using the proceeds to purchase other income properties.Option 2: Save all of my cash flow to combine with my other savings to fund another down payment and just do this as quickly as possible (while still keeping a reserve for disaster etc..) 

Basically everything about the house needs updates, but it's solid and functional and pretty easily rented.My partner and I have a private money lender ready to go.

I have used "class" function to separate accounting on each and every project that I undertake, I don't see why you can't integrate everything (per property and personal networth) on one qb file.

Consider the functions that make a monthly payment.  

It's not a terribly difficult thing to figure out- but it's reasonably obscure in how it functions, what you have to do, the deals you have to analyze, how to buy at the auction and how not to get totally hosed on a bad buy.

In that case you may want to look at combining a 1031 and 121.
