For one or two properties this may not be terribly punitive, but if your plan is to grow your property holdings in the U.S.A. over the coming years, you may want the ability to control how and when any revenue is repatriated to Canada ... in this case, you may want an incorporated entity (LLC) in the U.S.A. to "own" the properties {there are pros and cons to this approach as well} which will enable you to keep any retained earnings in the U.S.A. - unless you choose to repatriate them.If you plan on holding properties in Canada as well, depending on your income from other sources, you may want a Canadian company in the mix as well.

Many of our guests are from Canada, so we get dinged extra for the foreign transactions.HOA = $477/ month = $1988/yr (Cable TV and Internet included)Utilities = $5,724 (Electric, Water and Sewer)Supplies = $580 (New Towels, new beach chairs, extra bedding, other small items)Taxes = $2,060 (Maui actually has lower property taxes than you would think)Insurance = $301/ yr (HOA covers insurance, we added liability and umbrella)Hope these numbers give you an idea of what to expect.

As I recall way back in my graduate rental days (in Southern Illinois) most rental properties to students were a wreck because 1. they were cheap housing to poor students and 2. students did their best to help wreck them.I remember a fellow I barely knew (proudly) commenting that he and his roommates final "goodbye" before exiting their furnished apartment was to drink a six pack of beer and then urinate on the mattresses and couch and easy chair.
