You need to sign and have the exact name of the tenant and the address including apartment number and the reason you are demanding them to move( non payment of rent).

IF it is managed well and in an area that has demand, the AirBnB model should generate more money.

Currently a good majority of markets have high demand and low supply so you may see things like bidding wars.
