As for cleaning, I've seen a lot of apartments that tenants claimed were clean where cleaners had to go back in and it could be for a variety of reasons.  

It comes in a wide variety of grits.

Fortunately they were the cheap variety.* painted all of the walls and ceiling with Kilz.

There are many things I value more than money like faith, relationships, travel, food, experiences etc.I have friends from college in Oklahoma here in Texas now that make way over 6 figures & are on a financial treadmill & bored & stressed because they really dislike their career in law, etc.I was taught a lot about work ethic & Entreprenuership growing up & went from Lemonade & washing cars to running a substantial lawn service & having a variety of fast food/retail jobs as well in high school & many times 3 at once.

Investors need to use a variety of other metric to ensure "the numbers will work." 

I have a client that's been looking for multiple  commercial locations to rent/lease for a medical Marijuana retail operation/despencery where they will market a wide variety of Cannibis related products. 

Point being, accomplish your goals in variety of ways and then give the tenant ownership of the decision.

@Mike Hartzog  the common one's I see are the 1 million dollar variety that allow the 35 non accreds. that's what I was referring to.. not your fund specifically... at 20 million you can actually make money.. at 1 million pretty tough to make any serious dough.. !!!

A "cap rate" is a number(%) calculated for a property based on a variety of things that are actual(like current NOI) and also based on things that are projected(property value/current trends for a given area), the purpose of the "cap rate" is to show what the seller is anticipating the return to be, with as much of an educated guess as possible.
