If this is helpful to anyone reading- I vet deals for PMLs now and charge $200 to underwrite their deal, discuss the weak points I see, discuss contract recommendations, suggest verbage to consider, and ultimately help PMLs have a clearer understanding of the level of risk their deal involves.

They are getting beat up in the forums here.However, I wonder if their investors, though angry now, will in time greatly prefer this approach to the extend and pretend approach of those raising rescue preferred equity, or those calling more capital on deals that have little to no equity in them, even after the call.

I wouldn't do just a condo. you could build your own triplex and convert to condos as a "development partner" or on your own if you aren't experienced and full return of capital. my suggestion would be to invest near the urban core over suburban deals and avoid older housing stock like columbus has more than 100 year old houses. anything pre 1950 I wouldn't touch
