One of the properties is a 1 Br/1Ba that needs some improvement, there may be a moisture problem, it has a noticeable bug problem, last year there was a plumbing problem, yea...it needs some work.I am not sure about the classifications nor the current living environment of the other property, but my guess is it's 50/50 on similarity.The owner is offering my friend both properties for $150k with $5k down.

I heard from a very well-informed mortgage broker that Fannie Mae was reportedly very close to announcing a bump in their property limit from 10 to 12.

Fannie mae lately has been pricing stuff way above market and just dropping as time goes on- A house I'm looking at 200 days later is still over market value for the condition.

I thenposted 3 day notice on door and was overnighted the rent money order, with a note saying starting feb 1st, rent will be paid with personal check not money order, as I ahd verbally requested initially, but did not put in lease .Should i take the check, even if it is on time?

If you have any fannie loans left (and good credit) I would definitely take that 250k and diversify in three markets with eight-ten properties.
