1st... talk to a local attorney in your area and see if there are any regulations that are unique to your state, county, and/or city (or even subdivision in some places). 2nd... if the numbers work and you are up for managing six different tenants for a single property then go for it.

If I were you I'd get an attorney's help seeing if there's a good way to write into the contract what exactly you're trying to do (complete the sale before the lot is legally divided, but already in agreement as to where exactly the division will be, and your agreement to only use the portion that will be yours) and see if your lender will accept the situation with that sort of verbiage in the contract.

As tenants in common you each will own a divisible 50% interest in the property (so your heirs would inherit your half should something unfortunate happen to you and vice versa).
