In most cases, the owner/possible seller would want an option fee paid up front to entice them to entering into the option to purchase agreement, so assuming that is the case, would enter into the agreement with a pretty firm plan to purchase and not lose that option fee. 

I wanted to use them to find motivated sellers that want to sell.

So I came up with a solution to buy a non vacant rental property from an investor and use seller financing so I can negotiate a $0 down payment.Has anyone ever done this?

If we're being honest, not all properties utilized on a nightly rental basis should continue to be operated that way..after all there is only so much travel demand to go around.
